Management Service
Not only do we let your property we essentially take all the hassle of the property away from you looking after all the day to day queries and issues. We then, later provide you with the financial information that you need, when you need it, so as to complete your tax affairs. We provide a comprehensive service ensuring that your property is in safe hands.
Cork Letting treat your property as priority. To ensure maximum return from your investment, we aim to keep the property fully occupied at all times.
References
All tenants require references. Usually there will be an Employer reference a previous Landlord reference and or a financial reference. We will verify these references on your behalf.
Tenancy Agreement
After successfully finding suitable Tenants we will organize a Tenancy Agreement, which complies with the Residential Tenancies Act 2004. We strongly urge Landlords to register their Property with the Residential Tenancies Board (RTB) or we can organize to do it. We charge €30 for registering a property with the RTB. We will arrange that all paper work is complete prior to occupation.
Rent Collection
The rent is collected monthly in advance and is lodged directly into your nominated account. All of this process is automated and funds are transferred electronically. Rent arrears are rigorously pursued.
Deposit
A security deposit of one month is taken on your property. This is retained by us and is returned to the Tenant at the end of the tenancy after any deductions are made outside of normal wear and tear.
Inspections
We visit your property regularly and increase the visits where issues are encountered. We can provide a written report where necessary. We consider that frequent visits, by our management personnel are one of the most important aspects of our service. It gives us an opportunity to check the condition of your property and of course it gives you added peace of mind.
Financial
You will see clearly from your own bank statements where payments are made. We back this up with financial statements as and when you need them. Our experience is that posting out rent advices when we make them is an intrusion for Landlords.
Maintenance
We will carry out any maintenance required on your property during the tenancy. We will organize the repair of any defective appliance or fitting in a property and also organize the servicing of any boilers or heating systems where necessary. We will arrange to have work completed by one of our approved contractors. We are equally happy to deal with any contractor nominated by you.
We have a maintenance team at hand to address any emergency that may arise. We can also refer you to our fit-out team who will carry out any full or partial refurbishment on your property i.e. replacement furniture, appliances, painting or soft furnishings.
Inventory
We usually take a photographic inventory as standard. However, we can prepare a detailed written inventory, if required by an owner, fee depending on the nature of the inventory.
End of Tenancy
We will inspect your property at the end of tenancy and arrange for return of deposit to your tenant. We will deal with any queries that may arise at this time and arrange any cleaning etc. that may be necessary.
Transfer of Utility Bills
We will oversee the transfer of all utility bills to the tenant’s name. We will advise the Utility companies of the new tenants and take meter readings at the property. If advised we can reimburse landlord for the cost of refuse collection and include in the tenants rent.
RTB
We will ensure that the Tenants sign the RTB application form as part of the handing over process of your property. We will also register the property with the RTB. Registration with the RTB is €90.
